Federico Soriano, Int’l. Assoc. AIA
Principal
Federico Soriano is an architect and building enclosure specialist with more than two decades of experience designing and delivering technically demanding projects throughout New England.
His work brings together architectural design, building performance, and construction knowledge. He has extensive experience resolving exterior wall systems, roof and wall transitions, windows, material connections, waterproofing, and the many details that allow a building to remain durable through New England’s demanding climate.
At Seapoint Studio, Federico applies that technical understanding to the creation of calm, refined homes that are deeply connected to their landscapes. He believes that technical rigor should never diminish beauty. It should make beauty possible, protect it during construction, and allow it to endure.
Federico guides clients through an open and engaging design process, translating their priorities into architecture that feels personal, coherent, and lasting.
Outside the studio, Federico is a sculptor, blues guitarist, and avid chess player. During the summer, he can occasionally be found testing his game against the chess masters of Harvard Square.

OUR PROCESS
01. Listening and Discovery
We begin with your aspirations, daily routines, priorities, site, schedule, and investment goals. This early understanding gives the project a clear direction and helps us identify both possibilities and constraints.
02. Site and Concept
We study the land, views, sunlight, privacy, access, landscape, and local architectural context. Early concepts explore how the home can belong naturally to its setting while supporting the way you want to live.
03. Design Development
The design becomes more detailed. We refine the rooms, circulation, materials, windows, exterior character, and relationship between interior and landscape. Key decisions are reviewed together so that the project remains aligned with your priorities.
04. Technical Design
We develop coordinated drawings and details that communicate the design clearly to the builder. Structure, mechanical systems, building enclosure performance, code requirements, and material transitions are carefully integrated.
05. Construction
We remain engaged while the home is built, working with the project team to answer questions, review critical work, and preserve the quality and intent of the design.
Begin a conversation.
Creating a home begins with understanding the land, the possibilities, and the life you hope to build there.
We welcome conversations with clients considering a new home, a substantial renovation, or the transformation of an existing property in New England.
